| by Investment Grade Research

in ,

337 NNN properties are observed for sale in Illinois across 166 tenants and 194 cities as of October 26, 2026, at a median asking cap rate of 6.97%, 62 basis points above the national median of 6.35%. Investment Grade Research tracks each one across publicly marketed offerings and broker materials, checks every tenant against the investment grade threshold, and publishes the observations here: which tenants and cities carry the inventory, what it is asking, how Illinois prices against the national market, and how an acquisition or 1031 exchange buyer should work through it.

Asking cap rates in Illinois run from 4.00% to 11.35%, with the middle half of listings between 6.00% and 7.60%. Median asking price $2.61M (median $391 per SF). Average remaining lease term 8.3 years among 123 listings that state a term. 32 listings report a 2026 build year. 155 listings came to market and 109 left the market in the last 90 days. Figures update automatically across publicly marketed offerings and broker materials.

Key findings, as of October 26, 2026

  • 337 NNN listings are observed in Illinois, the 4th largest inventory of the 50 states with listings.
  • The median asking cap rate of 6.97% is 62 basis points above the national median, the 9th widest gap from the national median among the 50 states.
  • Comparing the same tenants, Illinois listings ask 43 basis points wider than those tenants elsewhere (26 tenants, 159 Illinois listings), so part of the gap above reflects location and part reflects which tenants are on the market.

How Illinois Prices Against the National NNN Market

The Illinois median asking cap rate of 6.97% sits 62 bps above the national median of 6.35%. A state median reflects both location and which tenants happen to be on the market, which is why the key findings above compare the same tenants inside and outside Illinois. Compare any listing with its tenant’s national cap rate bands on the tenant page before reading the state spread as a discount or a premium; the investment grade guide explains how tenant credit sets the floor under those bands.

Illinois Taxes and the 1031 Exchange Buyer

General information, not tax or legal advice. Rates and rules change, so confirm each item below with your CPA, tax attorney and qualified intermediary before you rely on it. Statutes were read as of October 25, 2026.

  • Income tax. Illinois taxes individuals, trusts and estates at a flat 4.95 percent of net income for tax years beginning on or after July 1, 2017 (35 ILCS 5/201(b)(5.4)). Illinois base income for individuals starts from federal adjusted gross income (35 ILCS 5/203(a)(1) and (e)(1)), and Section 203 lists no addition modification for gain deferred under Internal Revenue Code Section 1031, including when the replacement property is outside Illinois. Ask your CPA how any gain recognized later would be sourced.
  • Transfer taxes. The state real estate transfer tax is 50 cents for each $500 of value or fraction of $500 stated in the transfer declaration (35 ILCS 200/31-10). A county board may impose a county real estate transfer tax at 25 cents for each $500 of value or fraction thereof (55 ILCS 5/5-1031). Chicago imposes a real property transfer tax under Chapter 3-33 of the Chicago Municipal Code at $3.75 per $500 of transfer price (the City portion) plus a $1.50 per $500 supplemental CTA portion, $5.25 per $500 in total; per the City of Chicago Department of Finance, the buyer generally pays $3.75 and the seller $1.50. A Chicago closing therefore carries more transfer tax than one subject only to the state and county taxes.
  • Property tax. The Cook County Assessor lists a 25 percent level of assessment for its commercial and industrial classes, with separate levels for incentive classes (class definitions revised December 16, 2024). Illinois law requires counties of 3,000,000 or more inhabitants to reassess each assessment district every three years (35 ILCS 200/9-220(b)). Outside Cook County, the statutory level of assessment is 33 1/3 percent of fair cash value (35 ILCS 200/9-145), with farmland and some other property assessed under separate rules (for farmland, 35 ILCS 200/10-110 through 10-140); the Illinois Department of Revenue notes that Cook County uses a different, class-based system. Who pays the tax depends on the lease, so confirm it in the lease; a reassessment still affects what a replacement tenant could afford in rent, which belongs in the underwriting of any Chicago-area net lease.
  • Exchange timing. Replacement property must be identified within 45 days after the sale of the relinquished property and received by the earlier of 180 days after that sale or the due date, including extensions, of your tax return for that year (Internal Revenue Code Section 1031(a)(3); Treasury Regulation 1.1031(k)-1(b)(2)). Ask your qualified intermediary to confirm your exact dates, and use the full listing browser above to filter Illinois inventory by tenant and city, or each tenant page for national inventory on the same credit.

How These Figures Are Calculated

Figures cover single-tenant net lease properties observed for sale in Illinois across publicly marketed offerings and broker materials, and refresh automatically with each Investment Grade Research update. A listing counts while it is actively marketed; listings marked under contract, pending or closed are excluded, as are listings priced under $150,000. Medians use published asking figures only, so they describe what sellers are asking, not closed sale prices. The same-tenant comparison takes each tenant’s median asking cap rate in Illinois and compares it with that tenant’s median in other states, for tenants with at least three Illinois listings and five listings elsewhere, weighted by Illinois listing count. Days on market are measured from the date a listing was first observed.
